However, the building contract plus demolition and construction fees are not the only costs that you would have to budget for. The following are some of the other expenses that you would incur when embarking on house demolition.

Approval costs

Before demolition can begin, your contractors would have to get some approvals from your local council. These approvals would be dependent on the style of the residence, the location of your premises and more. As your demolition contractor and building certifier plan out the project, they will also compile a list of the different approvals that would be required. Typically, all you would need to do is pay for the permits, and your project manager can go about getting them for you beforehand.

Moving costs

Another cost to consider before you start the demolition project would be moving expenses. These costs would vary depending on how extensive the project will be. For instance, if only a section of the house is being demolished, chances are you can leave your belongings intact, but you would have to make other living arrangements during the project. On the other hand, if you are engaging in full-house demolition, you would have to make arrangements for short-term storage as well as accommodation before your rebuild is complete.

Asbestos abatement costs

A little-known fact about Australian homes is that a majority of older residences used asbestos as a core building material. Therefore, it is crucial for you to have a pre-demolition survey conducted on your property to determine whether it contains asbestos. If it does have asbestos, you would have to make arrangements for abatement services to ensure the demolition crew is not faced with the undue risk of exposure. Your demolition project can be started once all contaminated materials are removed from your premises.

Disconnection costs

You may assume that disconnections in your home would be free, but in reality, you would be required to pay a fee to have these services discontinued and reconnected. The main disconnections that would have to be done before the demolition project would be the abolishment of electrical services and your gas services. When the rebuilding process starts, there could be changes to your connections; for example, electrical mains may have to be located underground rather than overhead, as was the norm.
